The Opportunity Saburtalo Street (also known as “Sulkhan Tsintsadze Street”) is a mid-upper class neighborhood located in the capital city of Georgia, Tbilisi. It is roughly a five minute drive away from the Medical University metro station, where one can have high speed rail access to other major transportation hubs. It is also perpendicular to the famed Pekini Avenue, which is a major commercial and shopping district of Tbilisi. More importantly, Saburtalo itself has a unique and positive reputation in Tbilisi, being known as an area for corporate offices and mid to high end apartment living. The specific sector of the neighborhood that we are targeting: the Hippodrome Park, is a major city landmark and a place for family and sport excursions. Literally down the road and across the street from our project is the park area itself (a two minute walk). Furthermore, there are four bus stops running along Saburtalo Street: Sairme Hill, Saint Anton Church, Tsintsadze #30, and Tsintsadze #61. Each of these bus stops offer very short commutes to and from the project, ranging from one minute to five minute walking durations. Our project has a beautiful and unobstructed view of the Hippodrome Park to the west, which provides an impressive display of greenery and nature: especially during the springtime. To the east, the majestic and newly renovated Anton Martkofeli church offers a soothing and pristine visage, particularly at night. In addition to the previously discussed talking points, we believe that these multi-million dollar views add major value and attractiveness to our project in the eyes of a potential buyer. Due to the unique location of the land and construction site, developers are unable to build to the west or east of our project, thusly guaranteeing and preserving the beautiful views from our apartments. ICONIA Capital is the sole owner of a 2,405 m2 plot of land located in the heart of city center - the Vake-Saburtalo district. It is located at 13-A Tamarashvili Street, which sits between the scenic Hippodrome park and the Saint Anton Martkofeli Church.
The Company intends to develop, construct, and sell a semi luxury commercial-residential apartment complex on the premises. The finished complex shall be comprised of 13,317.43 m2 of sellable and livable space among a total construction process of 15,716.39 square meters. The project shall have a total of 21 floors (20 residential, 1 commercial) within an interconnected structure of three sub-towers. There are a total of 150 apartment units slated for construction; among these will be a combination of studio, one bedroom, two bedroom, and three bedroom units. It is planned that the most common configuration to be offered will be the two bedroom, 55 square meter apartment layout. In addition to the residential units, the first floor of the project includes a commercial space which includes a 200 m2 full service gym (which includes a university sized swimming pool, sauna room, locker rooms, and weight training areas), a supermarket, retail shops, a kindergarten, and private offices. Vehicle parking shall be offered via two levels of underground stalls, totaling 80 (71+9) parking spaces. Lastly, the building will be enclosed in an aesthetic, but functional security wall, enclosing a private park, and patrolled by 24/7 on-site security. We have also completed a full scale geological survey, which included an engineering analysis of the underground soil and ground composition. The analysis found that the site is indeed suitable for a project of this magnitude, with no remarkable objects or artifacts discovered underground. |
